About the Project

The Stagecoach Mountain Ranch (SMR) project is a reduced-density re-development project in South Routt County, Colorado. The project plans for fewer than 700 residences – well below the 5,000 units that are allowed under existing zoning, just over 14% of what's currently permitted - and over 140 workforce housing units of varying sizes for both project employees and other Routt County residents. The project will include several amenities for SMR homeowners including a small ski hill and an eco-friendly 18-hole golf course. The project plan also includes amenities and benefits for the greater Stagecoach community including a new cell tower, general store, gas station, and community gathering area.

The SMR project will provide significant investments in infrastructure for the broader South Routt community including the new cell tower and investments in the Morrison Creek Water and Sewer District, the Oak Creek Fire District, County roadworks, and the Upper Yampa Water Conservancy District.
