PROJECT OVERVIEW
Stagecoach Mountain Ranch (SMR), is a master planned residential community consisting of 613 residential homes to be constructed on a portion of approximately 6,100 acres of privately-owned property in the Stagecoach area. An additional component of the development is the recreational amenities including alpine/nordic ski facilities, an equestrian center, and a variety of sports courts, that will be offered to the residents of Stagecoach Mountain Ranch.

INFASTRUCTURE FOR THE STAGECOACH COMMUNITY

Community Marketplace
SMR will create a mixed-use, walkable community marketplace tailored to the needs of the Stagecoach community. Featuring amenities such as a community retail market, office space, a gas station, and a daycare center, all to be adjacent to a 14-acre community park. Additionally, public parking will be provided for a potential future regional ride-share program or shuttle service, which aligns with the recommendations of the 2017 Stagecoach Community Plan.

OUR ENVIRONMENT
Stagecoach Mountain Ranch will set a new standard for sustainability in private development in Routt County, creating a model that balances a lifestyle with exceptional environmental stewardship.
SMR will embrace the property’s history, landscape, wildlife, and waters – all while showing a reverence for the natural environment it lies within.

Wildlife
Elk, Fish, Bear, Grouse
A large wildlife corridor will remain open for uninterrupted elk migration from Thorpe mountain to the state forest land beyond Green Ridge.

Elk Production Range – Trails will be closed during elk calving season from May 15 to June 30 to provide security for calving elk.

Black bear - In order to minimize or avoid wildlife and human conflict, all trash containers will be bear proof containers.

SMR will collaborate with the County to develop an appropriate mitigation strategy for any significant impacts on wildlife habitat, as deemed necessary.


Wildfire Mitigation
Fuels Reduction
SMR will continue collaborating with the Oak Creek Fire District to implement fire mitigation projects and adhere to best forest management practices to reduce fuel loads in forests and grasslands. Additionally, SMR is partnering with the Colorado State Forest Service to lower fire risks on adjacent public lands by facilitating access to high-priority areas for timber harvesting. These initiatives will reduce potential fuel sources and enhance fire safety for the entire Stagecoach community.


Water
River Restoration

Restoration on the reach of the Yampa River flowing through the Stetson Ranch was completed September 2023 by FlyWater Inc.

SMR will continue to implement river improvement maintenance projects to enhance the water quality of the river.
Storm Water Quality Management
Quality and Monitoring Plan:

Improve water quality by controlling sediment and managing erosion.

Focus on managing stormwater runoff with waterbars on trails and improved road drainage to minimize erosion and sediment movement.

Use Best Management Practices (BMPs) and monitoring, the SMR project aims to protect water quality during construction and operation.
Reservoir

SMR is collaborating with the Morrison Creek Metro Water & Sanitation District (MCMWSD) on the concept of fertigation.

Utilizing treated effluent in irrigation systems enhances water quality compared to direct discharge into the reservoir.

Treated effluent is rich in nutrients from advanced wastewater treatment, supporting plant growth while minimizing nutrient runoff and pollution.

This approach conserves freshwater resources and significantly reduces environmental impact.


BUILDING STANDARDS
Creating a residential community carefully placed in the natural environment will be key, and protecting the natural resources, is central to being stewards of this beautiful place.

The master plan optimizes lot layouts, roads, and building placements for effective drainage, slope, solar exposure, and tree cover.

Buildings will follow LEED standards to reduce carbon footprints and promote a healthier environment.

Water conservation will be achieved through native and adaptive plants that require less maintenance.

Solar panels will be installed on non-residential buildings with ample sunlight.

Residential solar systems will adhere to design guidelines for visual quality.

Electric solutions for heating, cooling, and cooking will minimize gas use, in line with the Routt County Climate Plan and Master Plan.

TRANSPORTATION
TRAILS
SMR will construct a multiuse trail along County Roads 16 and 212, connecting the reservoir with the Eagles Watch neighborhood and linking to existing trails throughout Stagecoach. This integrated network will offer alternative transportation routes to key destinations within the community for all residents.

Community Trail System
Stagecoach's trail networks lie at the heart of its outdoor culture, seamlessly connecting residents to the area's breathtaking landscapes. With miles of trails already in place, further expanding these networks is key to deepening the community experience. In addition to the proposed Reservoir-to-Eagles Watch trail, SMR will establish a new trail linking the Stagecoach Community Marketplace to a 735-acre, landlocked parcel managed by the Bureau of Land Management.

At build-out, we are projecting 481 full-time equivalent positions. We expect to employ approximately 250 full-time employees and 500 part-time employees at full buildout.
